What is a Home Warranty?

It is a service contract which covers the repair or replacement of many of the home system components and appliances – like the heating, air conditioner, refrigerator or kitchen faucet! It’s usually for one year. It can help you (or your buyer) avoid the cost of unexpected repairs or replacement – and it also relieves you (or your buyer) from frustrations and uncertainties of finding a qualified service provider.

Here’s how it works – you contact the home warranty company (by phone or online) when you need service on something covered by your plan. They send a qualified service contractor to fix it for you. You have to pay a flat service call fee and won’t pay anything else, regardless of the cost of repair or replacement!  Home warranties don’t cover everything so be sure you know what your plan covers – and what it doesn’t!

In some situations, a home warranty makes good sense.  If you have an older home, including a home warranty can give a buyer confidence.  For a first time homebuyer with no experience maintaining a home or an out-of-town investment property owner, having a home warranty can be helpful.  Sometimes the buyer pays for the home warranty and sometimes it is paid for by the seller.  The Ramey Team can help you determine whether or not a home warranty is a good option for you.

Do I Need To Leave When You Show My House?

Yes, if at all possible.

It’s uncomfortable for buyers to inspect your house with you present. Even if you aren’t looking over their shoulder, most buyers won’t feel comfortable to speak their minds, ask questions of their agent, and look at the size of the pantry or closets if you are there.

Buyers have a really hard time picturing themselves living in your house if you are there. They’ll stay longer if you aren’t present. Of course, there are some buyers who won’t care if you’re there and will candidly tell everyone exactly what they think of everything they see.

You don’t really want to hear what they think of that wallpaper you so loving spent hours hanging in the bedroom, do you? It’s really best for both buyer and seller if you leave the house while it is being shown.

  • Well maintained
  • Declutter – clear off countertops
  • No smoking inside
  • Depersonalize
  • Keep it looking & smelling clean

What is the MLS?

It is the Multiple Listing Service – a warehouse of information on properties listed for sale in this area. The Lee Co. Association of Realtors® has an MLS which includes information on homes, commercial property, land and multi-family residences for sale. The listing agents for these properties are members of the Lee Co. MLS and share information with other members of our MLS. Jack and Cathy are proud members of our local MLS.

Sellers want to be in the MLS because they benefit by increased exposure for their property. How?

• Once your property is included in the Lee Co. MLS you have about 200+ local real estate agents helping to sell your home!
• Our MLS data is automatically pushed out to about 20 major real estate websites like, Zillow, Trulia,,, Google base and more! Being in our MLS translates to being all over the Internet.
• You reach relocating buyers. Most relocation companies work through Realtors®. If your property wasn’t in the MLS, a Realtor® wouldn’t know about it and therefore, buyers relocating to this area would probably never know your house was for sale.

Want to get your property sold at the best price in the shortest amount of time?  Being in the local MLS can help!  Let us show you how – contact us today for more information.

How Long Will It Take To Sell My House?

In the Auburn/Opelika/Lee Co area the average for a residential home is about 5 ½ months. For condos, it can be quite a bit longer. Of course, if we price your property just right and market it well to get it in front of as many buyers as possible, we have a much better chance of reducing those days on the market.

What Time of Year Is Best To Sell My House?

In this area, people buy and sell houses year ‘round. We do experience some ebb and flow and there are times when we have more buyers and inventory. Around the winter holidays, we see things slow down and then pick up again as spring approaches. The summer months are probably our busiest and November/ December are our slowest.

During the slower times of the year, there isn’t as much inventory on the market. For a seller, that could translate to less competition and a quick sale! And, for those buyers who need to move mid-year, your house might be perfect! We can share some tips and tricks  for making winter showings especially inviting and cozy, too! And a home never looks prettier than when it’s decorated for the holidays!

Is Now a Good Time To Sell a House?

We’ve seen those news reports too. In some parts of the country, home sales are way down. Here in the Auburn/Opelika area, our real estate market remains active! Our market certainly isn’t the same as it was a few years ago but an influx of new businesses, the comings and goings at Auburn University, great prices on new construction, and the strong local economy have all helped us as we whether the storm. We see positive signs of recovery every day – beautiful new construction, available funding for buyers and the buying /selling stats for this area are on the rise!

What If I Am Upside Down – Owing More on My House Than It’s Worth In Today’s Market?

You aren’t alone. The changes in fortune over the last few years have left some homeowners owing more on their home than it is currently worth. That’s called being “upside down.” Your situation isn’t hopeless and there still may be some things we can do to help you sell your home. If you need to sell your home, don’t wait. The sooner you explore your options, the better.

One option may be a short sale. In a short sale, you sell your house and settle your mortgage debt for less than the amount you owe.The company that holds your mortgage would have to approve this and the process can be daunting.

The Ramey Team has experience with short sales, holds the SFR® certification from the National Association of Realtors® and we can help you navigate your way through the process.

Each situation is different so let’s talk about yours. Just reach out to us and we’ll see if we can help!
