What is a Home Warranty?

It is a service contract which covers the repair or replacement of many of the home system components and appliances – like the heating, air conditioner, refrigerator or kitchen faucet! It’s usually for one year. It can help you (or your buyer) avoid the cost of unexpected repairs or replacement – and it also relieves you (or your buyer) from frustrations and uncertainties of finding a qualified service provider.

Here’s how it works – you contact the home warranty company (by phone or online) when you need service on something covered by your plan. They send a qualified service contractor to fix it for you. You have to pay a flat service call fee and won’t pay anything else, regardless of the cost of repair or replacement!  Home warranties don’t cover everything so be sure you know what your plan covers – and what it doesn’t!

In some situations, a home warranty makes good sense.  If you have an older home, including a home warranty can give a buyer confidence.  For a first time homebuyer with no experience maintaining a home or an out-of-town investment property owner, having a home warranty can be helpful.  Sometimes the buyer pays for the home warranty and sometimes it is paid for by the seller.  The Ramey Team can help you determine whether or not a home warranty is a good option for you.

Do I Need To Leave When You Show My House?

Yes, if at all possible.

It’s uncomfortable for buyers to inspect your house with you present. Even if you aren’t looking over their shoulder, most buyers won’t feel comfortable to speak their minds, ask questions of their agent, and look at the size of the pantry or closets if you are there.

Buyers have a really hard time picturing themselves living in your house if you are there. They’ll stay longer if you aren’t present. Of course, there are some buyers who won’t care if you’re there and will candidly tell everyone exactly what they think of everything they see.

You don’t really want to hear what they think of that wallpaper you so loving spent hours hanging in the bedroom, do you? It’s really best for both buyer and seller if you leave the house while it is being shown.

It is the Multiple Listing Service – a warehouse of information on properties listed for sale in this area. The Lee Co. Association of Realtors® has an MLS which includes information on homes, commercial property, land and multi-family residences for sale. The listing agents for these properties are members of the Lee Co. MLS and share information with other members of our MLS. Jack and Cathy are proud members of our local MLS.

How Long Will It Take To Sell My House?

In the Auburn/Opelika/Lee Co area the average for a residential home is about 5 ½ months. For condos, it can be quite a bit longer. What Time of Year Is Best To Sell My House?

In this area, people buy and sell houses year ‘round. We do experience some ebb and flow and there are times when we have more buyers and inventory. Around the winter holidays, we see things slow down and then pick up again as spring approaches. The summer months are probably our busiest and November/ December are our slowest.

During the slower times of the year, there isn’t as much inventory on the market. For a seller, that could translate to less competition and a quick sale!
